  • We request that all staging and cleaning be completed prior to our arrival. We have many appointments during the day, and in order to stay on schedule and deliver an excellent level of service, we cannot spend unnecessary time waiting for cleaning, dusting, decluttering, etc.

    Once the photographer arrives at your listing, movement from room to room happens very quickly. Therefore, it's best to have every room ready at your scheduled time. There really won't be any time to move a large quantity of items from room to room during the shoot. Please check 'The Shoot' checklist to ensure you have everything ready before the photographer arrives.

  • The duration really depends on the size of the property and what was requested as part of the photography session. In the confirmation email sent after the order, I provide an estimated time based on the size of the property and what is requested in the order. A shoot can take anywhere between 1 hour and 5 hours.

  • There is a flow to our photography sessions. We typically start with the entry and living areas, followed by the kitchen area. Next, we move to the master bedroom and other bedrooms, along with their associated bathrooms. If the laundry room is on the main floor, it will be photographed along with the bedrooms. Once the main floor images are captured, we will move to the other levels. We conclude the session inside the home with photos of the furnace and water heater. The garage will not be photographed unless it is empty. Closets are not photographed unless specifically requested.

  • Photoshop is an amazing tool. However, nothing works better than ensuring the home is ready to go by following 'The Shoot' guidelines. Photoshop can't wash the windows or clean the floors. Keep in mind that the home will look as good in photos as it does in person.

  • Hey, I understand that weather happens. Some weather conditions can adversely affect exterior photo quality or prevent safe drone flights. In the case of bad weather, interior photos will be photographed as planned. Alternate arrangements can be made for exterior or aerial reshoots, and additional fees may apply. Give me a call, and we can discuss the options and the impact of weather on the day of your scheduled shoot. As a side note, I often find that weather only adds character and spirit to images (this is my artistic side).

  • I strive to provide your photos on the same day as your shoot appointment. However, the standard turnaround time for photography is 24 hours, though I aim to deliver them sooner if possible. Media other than photography can take up to 72 hours to process. I will do my best to communicate when to expect delays.

  • While I make every effort to deliver on the same day, there may be occasional situations where it's not possible due to unforeseen circumstances. If such a situation arises, I will communicate this to you as soon as I am aware of it.
